I booked TM Cleaning Services for an end of tenancy clean with steam cleaning in my 2-bedroom, 2-bath flat and was really impressed. Michael coordinated everything from start to finish, kept me updated, and even followed up with a call afterwards as part of their 48-hour service guarantee. The team — David, Tanya, Erika and Chris — were fantastic. They worked hard and left the flat spotless. Chris did an excellent job with the steam cleaning of the carpets and sofa, while the rest of the crew took care of the kitchen, oven, bathrooms and all the details across the flat. They even helped me pack up a few last bits as I was rushing to move out, which was a huge help. The place looked like new by the end, and it honestly took a lot of stress off during the move. Highly recommend TM Cleaning Services if you want a proper, professional end of tenancy clean.

Fantastic service from the guys at T&M Cleaning Services. Had a very short notice end of tenency clean required and the guys fit me in with under 24 hours notice. Michael was very informative and kept me in the loop regarding everything that was required. The guys were punctual and on time. I have 0 complaints. I will certainly be refering them to anyone I know who needs a reliable cleaning service. Thank you very Much to Michael and his team. Fantastic work!

We recently had T&M Cleaning Services do a post-tenancy clean for us. They did an excellent job. Michael was very clear with us about what the post-tenacy clean involved, taking time to explain everything. He provided updates on progress during the clean which was very helpful for managing our day & the house clearance team which was also coming on the same day. The appliances looked new when the team was finished. They just did a fantastic job. We can't praise them enough and would recommend them without any reservations. The price was very fair, too!

I recently used this company to clean my flat after my tenants left it in a really bad state, and I couldn’t be happier with the service. The communication from Micheal was excellent from start to finish – something that’s so rare these days. He even asked for pictures and videos of the flat beforehand so I could get a really accurate quote, which I appreciated. The clean itself was fantastic – thorough, detailed, and clearly done with care. The carpets were brought back to a really high standard, and I’m especially impressed with how new my sofa looks after being cleaned. It’s made such a huge difference. I would highly recommend this company to anyone looking for a reliable and professional cleaning service, and I’ll definitely be using them again in the future.

T&M promptly completed an outstanding end of tenancy clean for our rental property. Dezi who completed the derp clean was professional and friendly, and left the property immaculate! We cannot get over the difference she made from steam cleaning the carpets - we would rate Dezi 5 stars! We have given a 4 star rating overral due to the customer service we received after the clean with overly frequent calls requesting a review. If not for the follow up calls, we would recommend T&M Cleaning Services.

We had an After Builders Clean on a newly refurbished flat. Very good service, arrived on time. Flat was beautifully cleaned. Will definitely use again.

I was moving out of my 2 bed flat and wanted to get the cleaning done the next day. The catch was that the packed boxes will be in the flat during the cleaning as the actual move had to happen the day after. I reached out to T&M cleaning and spoke to Michael. I explained to him my situation and requirement. He was professional on the phone, understood the ask and agreed to do the cleaning as per my timeline. He gave a competitive quote. On the day 2 cleaners came. They were late by couple of hours because of a previous job overrunning. Michael informed me of the delay and gave me new time of their arrival which was correct. The cleaners were very professional, and quick. They knew what they were doing to say the least. I am very happy with the service provided to me.

Chris did an absolutely fantastic job cleaning our bedroom carpet, hall and stairs carpet and our double oven. He worked around my mother, who is bed-ridden, and we both felt very comfortable in his presence. I couldn’t have asked for a more diligent person and he worked flat-out for nearly 4 hours. I called Michael on Thursday with my requirements and Chris was booked in 2 days later. I was very satisfied with the whole experience.

FAQ

Your Upholstery Cleaning Service in London

What’s included in a full upholstery clean?

Here’s how our expert team at T&M Cleaning Services delivers a flawless finish with every deep upholstery cleaning London job — thorough, precise, and designed to restore your furniture beautifully.

Initial Checks

Before we begin, our technicians carefully inspect your furniture to determine fabric type, colourfastness, and any problem areas. This allows us to select the most effective cleaning method — ensuring your upholstery is treated safely and effectively every time.

Prep

We start by vacuuming the surface to remove loose dust and debris. Stains and high-use areas are pre-treated with eco-safe solutions to break down embedded dirt. This step prepares the fabric for a deeper, more even clean.

Deep Cleaning & Extraction

Next, we use advanced hot water extraction or steam-cleaning equipment to lift dirt, allergens, and residue trapped within the fabric fibres. This deep process not only removes visible stains but also sanitises the upholstery, leaving it fresh, soft, and hygienic.

Disinfection & Finishing Touches

To complete the clean, we apply a neutralising deodoriser that eliminates lingering smells from pets, smoke, or everyday use. Optional fabric protection can also be applied to extend the life of your upholstery and guard against future spills.

Final Review

Before we leave, our team carries out a full post-clean inspection to make sure every inch of fabric meets our high standards. We’ll walk you through the results, offer aftercare advice, and ensure your furniture dries quickly — so you can enjoy it again the same day.
